Horizons West –
Horizons West is a master planned development on a vast scale which aims to house in the region of 60,000 residents in the southwest Orange County area by the time that it is completed. The idea is to create several large villages with their own small shopping areas and mixed use centers with pedestrians in mind. These villages will be independent and surrounded by green belt areas, located around a central Town Center which will include high schools, parks and other essential community amenities.
The villages will range between 1,000 and 3,000 acres in area and include community schools and parks that will be no more than half a mile from any of the village neighborhoods. The size of these neighborhoods will be directly proportionate to the capacity of the village schools, but with an average density of just 5 dwellings per acre. Within the village center area, there will be townhouses and apartments constructed above the shops and offices, which is an essential ingredient of the New Urbanism concept of Horizons West.
New Urbanism is a strange choice of name for a community concept, that heralds traditional village echoes life in and around villages and towns that has been driven out of “modern day” communities, but it is gathering a loyal following, especially amongst younger families and older residents who appreciate – and in some cases remember – what it is like to be able to walk to a store or a school without having to find the car keys.

Completed back in 1997, Lakeside Village was the first village to herald the “real” beginnings of Horizons West and included three neighborhoods and a village center. Located in the Lakes of Windermere community, Lakeside Village proudly boasted single family homes nestled around park areas, playgrounds and mature pine trees. Upon completion Lakeside Village will include a total of nearly ten and a half thousand single family homes, villas, townhomes and apartments.
The Village of Bridgewater was the second village and was established two years later in 1999 and also includes three individual neighborhoods and a village center. The Village of Bridgewater will include just over seven thousand homes, villas and apartments upon completion. Summerport is one of the most popular new neighborhoods.
Pedestrianism is one of the important key factors for these villages, which can only be a good thing in today’s age of driving everywhere. Parks, schools, stores, offices will all be within a safe and short walk from your neighborhood. Walking paths, biking paths will help in connecting home with work, shopping and schools, often skirting parks and lakes, which will also bring nature a little closer to home in the process.
Architecture at Horizons West and its integrated communities offers an eclectic blend of Colonial, Craftsman, Georgian and Prairie styles which are available throughout the ranges of single family homes, villas, townhomes, apartments and commercial units with many of the residential properties including front porches which add a welcoming ambience to many of the neighborhoods.
For example, the Independence village includes a mix of 2,315 single family homes, estate homes, condos, townhomes, patio homes, apartments and duplexes which will share over 50 acres of parks, playgrounds, pedestrian areas, bike trails, lakes, swimming pools and a clubhouse.
In many states New Urbanism comes at a cost, but at Horizons West, home prices reflect similar prices in standard community areas. Cleverly designed and well priced the Horizons West project is looking forward to a prosperous future and with sustainability on all levels already factored in, the homes and villages will continue to be in high demand.
